One of the most common questions our clients ask us before we undertake loft conversion services is whether their home improvement needs planning approval. This depends on individual circumstances, but there three types of statutory consents for loft conversions: planning permission, building regulations, and party wall consent. We shall look at each of these in brief here.

PLANNING PERMISSION – The good news is that in most cases you won’t need planning permission for an attic conversion. However, there are exceptions to this rule; for example, if you are looking to extend or alter your roof space beyond the set limits and conditions. BUILDING REGULATIONS – If you are converting your loft into habitable space, for example to add an extra bedroom or office, you will need building regulations consent. This is so your attic conversion complies with certain building conditions and various safety standards are met, such as the stability of the staircase up to the new floor, a safe escape from fire, and the new attic floor is strong enough for its purpose. Flats and houses with more than two storeys need more extensive approval, and it is the responsibility of Modern Attics to ensure that all the required building standards are met.

PARTY WALL CONSENT – This is not needed for detached homes, as they do not have a shared wall, but if you live in a terraced or semi-detached property, you will need party wall consent.
